Bäulerwisenstrasse 1+3, Rümlang

Detailed description

The property at Bäulerwisenstrasse 1+3 consists of two structures linked by a connecting structure. The two buildings can be used independently of each other or together.

The premises offer tenants plenty of scope for their individual ideas and permit selective development of the leased floorspace to meet operational needs.

In 2009 the building was completely refurbished.

Ground plan

One structure has an almost square, the other one a rectangular shape. Except for the supporting walls in the two staircase cores, no restrictive walls are present. The supporting elements are ferroconcrete columns which are arranged in a square grid of 7x7 m. This permits a free distribution of rooms and highly flexible use of the premises.

Floors

The property consists of two underground levels, a ground floor and four upper floors. Both buildings have their own main entrance on the ground floor. The upper floors and the underground levels, with the garage units, various storerooms and the technical installations, are each accessible via a staircase and a passenger lift. Additionally, each building has an emergency staircase and a goods lift usable directly from the loading ramp.

Building services

The property is appropriately developed.  The ventilation system is based on natural ventilation through the windows, which can be opened individually. Rooms without windows, such as toilets etc., have conventional ventilation systems. Full air conditioning could be installed in the property, if required.
