The four-storey property at Flughofstrasse 54 has an interesting, not strictly rectangular ground plan and an open building method, offering plenty of scope for company-specific use.
Ground plan
Suitable for a wide range of uses, the building's basic shape is a rectangle, such that the rear section is staggered and the facade section has a U shaped recess. Depending on the depth of the respective building section individual and/or open-plan offices can be installed. Flexible use is favored by the fact that hardly any supporting inner walls are present. The room layout is thus completely adaptable.
Floors
The building consists of two underground levels, a ground floor and three upper floors, the highest with terrace. The main entrance is between the wings of the front, U-shaped part of the building. The upper floors and the underground levels with the garage units, storerooms and technical installations are accessible via the central staircase and further entrances and secondary staircases. At the back of the building there are a loading ramp and goods lifts.
Building services
The second upper floor is fully air-conditioned, in the remaining floors there are individual air-conditioned office spaces. The remaining ventilation system is based on natural ventilation through the windows, which can be opened individually. Rooms without windows, such as toilets etc., have conventional ventilation systems. Full air conditioning could be installed in the property, if required.
