The four-storey office building at Sägereistrasse 25 is planned and designed to make it suitable for individually adapted, tenant-specific use. The different ground plan of each individual floor is particularly worth mentioning. The premises offer tenants plenty of scope for their individual ideas and permit selective development of the leased floorspace to meet operational needs.
Ground plan
The basic shape of the building on the ground floor and basement corresponds to a rectangle, the 1st and 2nd upper floors are L-shaped, the 3rd upper floor is only present in the smaller cross building (connection to the adjoining property). Owing to the small depth and many windows both individual and open-plan offices can be provided on the upper floors. There are supporting walls only in the L-shaped staircase core; otherwise there are no restrictive supports and wall.
Floors
The building consists of a basement, ground floor and three upper floors. The main entrance is on the ground floor. The upper floors and the basement with the various storerooms, the technical facilities and access to the parking spaces in the underground garage of the adjoining property are accessible via the central staircase, in which there are also two passenger lifts and the toilets. A goods lift also connects ground floor and basement.
Building services
For ecological and economic reasons the building is not air-conditioned. The ventilation system is based on natural ventilation through the windows, which can be opened individually. Rooms without windows, such as toilets etc., have conventional ventilation systems. rFull air conditioning could be installed in the property, if required.
